At Whitsand Bay Fort, holiday home ownership means buying a luxury or pre-loved lodge on a 125-year lease, with full access to on-site amenities and the freedom to use it whenever you wish (subject to it not being your primary residence). You can use the lodge personally, let it out commercially, or both. The choice is entirely yours.
Holiday lodges at Whitsand Bay Fort start from £120,000 for pre-loved options and rise to £235,000 for brand-new flagship builds. On top of the purchase price, owners pay an annual service charge and ground rent (see the next question), plus their own utility bills.
All lodge owners pay an annual service charge, calculated in arrears for the period 1 January to 31 December and invoiced the following March for payment by 1 April. It covers business rates, park maintenance, third-party public liability insurance, waste disposal and VAT.
The ground rent is index-linked to the RPI and is subject to VAT. It is payable in advance for the period 1 April to 31 March, invoiced in March for payment on 1 April.
Both are calculated on a pro rata basis from your date of completion.
