Common ownership questions

The questions we are asked most often by people researching lodge ownership at Whitsand Bay Fort.

Can I live in my lodge all year round, or are there occupancy restrictions?

You may use your lodge up to 365 days a year, or let it out for all or some of that time, but it must not be your primary residence. Your luxury lodge is built to the year-round residency standard BS3632, which means it is perfectly suitable for year-round occupation.

What happens to my lodge if the site owner or operator goes out of business or sells the park?

Your luxury lodge will come with a 125-year lease which ensures that your lodge and the ground it stands on will remain yours for the remainder of the lease. That includes your parking space and protects your rights of way across the site as well as the communal areas. This contrasts with the licences some site owners offer which provide very little security.

Can I sub-let my lodge?

Of course. The prime location makes your lodge highly attractive as a holiday-let, whether you let it yourself or use an agency.

Can I take my lodge somewhere else if I wish?

Yes. It is yours. But we do not imagine many people will want to take their lodge away from one of the most spectacular locations in the UK.

Can I move my lodge to a better plot at Whitsand Bay Fort if one becomes available?

No, most people choose to buy a different lodge on the plot they prefer rather than physically transplanting their own.

What other costs or fees do I need to pay beyond the lodge itself?

There is ground rent and an annual service charge which our sales team will be happy to explain in detail.

If I buy a lodge with a sea view, is there any guarantee that no one will build in front of it?

The site is heavily protected from a planning perspective and any future proposals are available for your inspection. Each lodge has its own special and unique views.

Is the site at risk from coastal erosion?

No. We looked into this before investing in Whitsand Bay Fort ourselves, as did the MOD before they built their first fort there in the 1800s.
