Come for a guided park resort tour, see the lodges in person, and get a feel for the location. Tours run by appointment, seven days a week, and take around an hour.

Reserve your lodge

Pay a non-refundable reservation fee to take the lodge off the market. You appoint your own solicitor to handle the conveyancing, which takes around nine weeks on average, and we guide you through the process. Specialist holiday-lodge finance brokers can be introduced at this stage if needed.

Complete and move in

Once the lease is signed and balance settled, the lodge is yours. Fully furnished and ready to enjoy from day one.

Your lodge’s value tracks the local property market more closely, and you have proper legal security rather than a rolling permission.

Can I live in my lodge full time?

No. The lodges are licensed as holiday homes and cannot be used as a primary UK residence. You must maintain a registered main address elsewhere. You are free to use the lodge as often as you like, year-round, as long as it is not your sole home.

What are the annual running costs?

Owners pay an annual service charge and ground rent. The service charge is calculated in arrears and covers business rates, park maintenance, public liability insurance and waste disposal, plus VAT. The ground rent is index-linked to RPI and subject to VAT, payable in advance. On top of these you pay your own utilities, insurance and council rates where applicable. Can I let my lodge out as a holiday home to generate income?

Yes. Whitsand Bay Fort permits owner sub-letting, and uniquely you can manage lettings yourself or appoint an agency such as Sykes, Airbnb or another lettings agent of your choice. Demand for Cornish coastal lets in this corner of the Rame Peninsula is strong year-round, often offsetting site fees and running costs in full.

125 years is a substantial long-term lease, and like all long leaseholds in the UK, the lease can be assigned (sold on) to subsequent owners during its term.
