How to own a lodge at Whitsand Bay Fort

From your first park tour to collecting your keys, owning a holiday lodge on the Cornish coast is more straightforward than you might think. Here's how the journey works.

Your ownership journey

Six simple steps from first call to keys in hand

We've made the process clear, friendly and free of surprises. Whether you've owned a holiday home before or this is your first time, your dedicated sales advisor walks beside you at every stage, from your initial questions to the moment you let yourself into your new lodge for the first time.

1

Get in touch

Call the sales team or request a brochure. We'll have a relaxed, no-pressure chat about what you're looking for and the lodges currently for sale.

2

Visit the park

Book a no-obligation guided park tour. We'll show you the resort, the on-park facilities and walk you through any lodges that catch your eye.

3

Choose your lodge

New or pre-loved. Sea view or countryside aspect. Two bedrooms or three. Take your time, ask anything, and pick the lodge and plot that fits your life.

4

Reserve your lodge

A non-refundable reservation fee secures your chosen lodge and takes it off the market. Your sales advisor walks you through every detail.

5

Talk through funding

Pay outright, release equity, or use a specialist holiday-home lender. We'll introduce you to the right options for your situation.

6

Sign & collect your keys

Complete your lease, pick up the keys, and step into your Cornish lodge. The conveyancing takes around nine weeks on average.

What to expect on a park tour

A friendly, no-pressure visit

Allow about 60 to 90 minutes. We'll meet you at reception, walk you around the resort, show you the available lodges, and answer every question over a coffee. No hard sell, no commitment, just a genuine introduction to life at the Fort.

60 to 90 minutes

Enough time to see the park properly without rushing, and to ask everything you'd like to know.

Your own advisor

One dedicated point of contact who'll guide you from arrival through to your follow-up call.

Step inside the lodges

View the current lodges for sale in person, from the kitchen units to the decking and the view from the window.

Coffee & questions

Sit down with the team for a chat. There's no commitment to anything, ever, bring a list of questions if it helps.

Reserving your lodge

A simple reservation, then we handle the rest

Once you've found the lodge that's right for you, a non-refundable reservation fee takes it off the market and starts the formal process. From there, your advisor will guide you through the process at your pace.

  • A non-refundable reservation fee holds the lodge in your name from day one
  • A single point of contact through to completion
  • Standard legal fees covered by the vendor on selected lodges; you pay your own disbursements
  • Move-in ready from the moment you collect the keys

Funding your purchase

More routes to ownership than most people realise

You don't need to buy outright. We work alongside specialist lenders and offer flexible payment arrangements, so the right route to ownership is rarely the only route.

Cash purchase

The simplest route. Reserve your lodge, complete the process, and pay in full when you're ready to collect the keys.

Specialist lending

We can introduce you to lenders who specialise in holiday-home and lodge finance, with arrangements designed around lodge ownership rather than residential mortgages.

Owner lifestyle

Your forever Cornish escape, used however you choose

Your lodge, your rules. As an owner you're free to use your lodge as often as you'd like, throughout our 12-month holiday season, provided it isn't your primary UK residence.

Spend long mornings on the cliff path. Bring the dog, the grandchildren, the whole family. Walk down to four miles of soft sand at Whitsand Bay. Drive twenty minutes for dinner in Cawsand. Watch the sun set over the Tamar from your decking.

And when you're not using it yourself, if you choose to, let your lodge work for you with subletting and rental income.

Letting & on-park support

A helping hand whenever you need it

If you choose to let, you can manage bookings yourself or appoint a letting agency of your choice, there's no obligation to use any specific provider. Our on-site customer service team handles the small things on your behalf: lost keys, forgotten access codes, the everyday questions that crop up.

For owners who prefer hands-off ownership, we offer optional laundry and housekeeping services, subject to availability, so your lodge stays guest-ready without you lifting a finger. Most parks don't offer this, but we do, because we understand what owners actually want.

  • Self-manage or use any letting agency you choose
  • Optional laundry and housekeeping services on park, subject to availability
  • On-site team handles the day-to-day for your guests
  • Use as a private retreat, income generator, or both

Ready to take the first step?

Come and see it for yourself

The best way to understand life at the Fort is to walk the park, step inside a lodge, and take in the views with your own eyes. Tours are no-obligation and run seven days a week.
